1. I would like to rezone some of my property. What should I do?

Call the Planning Department at 256-772-5630. Application forms may be found on the Planning Department’s website. Rezoning is a 90 to 120 day process so please plan your schedule accordingly. Due to State-mandated legal advertising requirements, it is not possible to make this process any shorter.

2. I am considering opening a business in Madison. What should I do?

Click on the "Starting a Business" or call the Planning Department at (256) 772-5630 and we can assist you. Also visit the Madison Chamber of Commerce website (below). The Chamber and the City will work together to see that you get all the information and resources you need to make an informed decision on your business location, and in many cases, can direct you to sources of business assistance, financing, and incentive packages.

3. Where and how in the City can I develop a particular use (e.g., residential)?

Determine the zoning designation of the property by checking the Zoning Map. If approved for that particular use by the Zoning Ordinance, confirm that the parcel you are considering has been platted for that particular use (density,unit type, etc.) or has sufficient parking by calling the Planning Department at 256-772-5630. 4. What is the zoning on a subject property and what may be built on it?

To determine the answer, first identify the location of the subject property, and then find it on a City Zoning Map, determine the zoning designation. Then refer to the Zoning Ordinance for permitted uses or call 256-772-5630.

5. Where can I obtain a copy of an existing survey for a specific parcel of land?

The City does not file copies of surveys. However, we do have many subdivision plats on file, which contain lot dimensions and subdivision development restrictions. Call the Planning Department at 256-772-5630. Tax maps can be accessed online at the

Madison County Tax Assessor's Office.

6. What are the required building setbacks for a subject property?

Call 256-772-5630 OR First, identify the location of the subject property by reviewing a survey, and then find it on the City Zoning Map, determine the zoning designation, and refer to the Yard Setbacks section of the identified zoning designation in the City's Zoning Ordinance.

7. How big of a shed am I permitted to have and where on my property can I place it?

Refer to the City’s Zoning Ordinance to find standards for the placement of sheds, pools, screen enclosures, satellite-receiving amateur radio antennas, flags and other accessory structures. If you have questions, contact the Planning Department at 256-772-5630.

8. Does the City have a Comprehensive Plan?

Yes, the City has a Comprehensive Plan, which was last updated in 2001.  The City also has a West Side Master Plan, adopted in 2016 and the Madison Growth Plan, adopted in 2012.  Copies are available in City Hall and online. 

 The City is currently working on an update to its Comprehensive Plan.  See the Madison on Track 2045 website for more information.  

9. Is the City's zoning map online?

Yes. You can access it online through GIS.
